Storage area design fundamentals needed

My wife and I have decided to put an addition on to our house. One of the
main goals of the addition is to address the lack of storage in the existing
house. (a colonial built around 1910 - families did not have much Lego back
then!)
As part of the addition, we will be digging out an 18 x 30 basement. The
basement will primarily be a play / storage area for my daughters and
myself. My daughters are 3.5 years and 13 weeks old.
Right now all of our Lego is crammed into an extra bedroom corner. I use a
high train table for building and Sterlite tubs & drawers for storage. Boxes
and vintage sets are in a closet. But this really is not a play area where
my older daughter and I can enjoy building together.
If you could design an 18 x 30 basement for play, building & storage, what
would you incorporate into the physical layout and design of the room?
I'm looking for suggestions from those that have taken a room or a basement
and turned into into a dedicated space. What did you incorporate into the
design to maximize your storage and living/play area?
We are considering making one end of the room a giant, walk in closet, with
Sterlite tub sized shelving. And I'm all for clever, built in shelving, etc.
But beyond that, I'm all ears.
Any suggestions or links will be greatly appreciated.
