Thanks for the Info Jaco, After reading your post I slapped myself and said DUH!
I read about this somewhere in the past. It took a little while for the brain
to click in but I got it now. Thanks for the help!

OK this is the second time I'm giving rendering a shot and once again hit • an

Well after fighting with the dam thing I at least extracted the folder.. • What
the heck I am suppose to do with an outdated file? there is no new file is
there?
